Access Cards and Garage Fobs
The door to your home and store is fitted with a keyless entry that can be opened with an access card, key fob, wrist band or an application (app) that is loaded onto your mobile phone.
Residents are provided with a garage fob for each car bay when they enter their new home. This will provide access to secure parking.
Please contact our concierge or the independent living manager for additional access cards or fobs. We can cancel and replace lost access devices at any stage or arrange for additional access devices to be issued on a short-term basis if you have someone looking after your home or need temporary access.
Each door has a battery fitted. We will replace the battery on a regular basis to ensure that the door remains operational. This service is included in the recurrent charge.
Air-conditioning
All homes are individually air-conditioned. Each home has separate zones from living and bedroom areas that can be controlled using the panel close to your front door.
Alterations to your Apartment
Residents are permitted to make alterations or repairs to apartments following written approval by Curtin Heritage Living.
Residents may be required to pay for the reversal of any alterations made during their stay.
The rules relating to alterations, repairs and maintenance are outlined in your agreement with us.
Appliances
Each home is fitted with an oven, hotplate, extraction fan, dishwasher, and combined washing machine/dryer. Some homes also have a microwave, fridge, water filtration units, electric clothes hangers, fans and/or electric drapes.

It is essential that any electrical work be conducted by our maintenance team, who are limited in their scope to repair items, or an approved electrical contractor.
Benchtops
Benchtops are made of durable engineered stone.
For everyday, routine cleaning of the stone we recommend wiping the surface with warm soapy water (a mild detergent) and a clean damp cloth or use a domestic kitchen cleaning product. Do not use the cloth you use to wash the dishes, as it may transfer oils and other contaminants to the stone’s surface.
As the stone is virtually non-porous, it will never require polishing or sealing. Never attempt to polish the surface and avoid prolonged rubbing in one spot when cleaning.
To remove adhered materials like food, gum, and nail polish, first scrape away the excess with a sharp blade. If there are any grey metal marks on the surface, use a small amount of a cream cleanser with a lightly abrasive sponge, gently rub over the mark and thoroughly rinse with warm water to remove it. Household bleach can generally be used as an effective cleaner to remove stubborn marks, but care should be taken as some products are considerably stronger than others.
Carpet
Homes are fitted with 100% pure new wool textured loop pile carpet from Bremworth.
Bremworth recommend regular cleaning with a vacuum cleaner.
To avoid staining:
- Scoop up solids immediately with a knife or spoon – try not to push the substance further into the carpet pile.
- Blot away liquids using paper towel before diluting the area with warm water and re-blotting with clean, dry paper towels. Use a carpet cleaning liquid if required.
- Do NOT rub the carpet when wet – ever. This will damage the carpet pile and send the stain deeper.
- Do NOT drown the carpet in water or any other liquid. Carpet can be damaged if over-wet.
Ceiling Hoist
All homes are fitted with the structure to facilitate the installation of ceiling hoists that are used if you cannot effectively move yourself. We can install a hoist system if you need one.
Doors, Windows, Balustrading and Glass
Each home is fitted with European style aluminium doors and windows. They are doubled glazed (except louvres) have an internal tint and are either anodized or powder coated.
It is essential that you do not use abrasive cleaners on the doors and windows as this will scratch the surface and affect both the integrity of the product and the product warranty.
All sliding doors are double glazed and, as a result, are heavy. Take care when opening doors. Ensure door rails are cleaned on a regular basis to ensure smooth operation.
Emergency Call System
An emergency call system has been installed into your apartment.
If pressed one of our staff will be contacted. They will then visit you to attend to your needs. You will be charged a call-out fee.
Alternatively, we can supply an emergency communication system that will contact emergency services, or a family member when pressed. You will be asked to pay for the device, and the monthly subscription. These costs may be covered if you have a funded care package.
In an emergency, always phone 000 for assistance.
Fire Detection
Heat and smoke detectors are fitted in all homes and common areas. Detectors are wired to a centralised warning system and fire sprinkler system.
We will be alerted when a sensor fails but will also test all sensors and alarms on a regular basis.
It is essential that you do not paint, cover, or touch the sensors. You must also contact us if you plan repair work or activities that may generate dust or smoke to avoid false alarms.

Fire Sprinklers
Fire sprinklers are fitted in all homes and common areas. Sprinklers will be activated in a zone when heat and smoke is detected.
The sprinklers are in ceilings (they appear like a white disk) and walls. It is essential that you do not touch the sprinkler heads as they are sensitive.

Floorboards
Homes are fitted with Woodpecker Signature Timber Flooring that is treated with European made coatings that are specifically selected for their ability to accentuate the boards natural features and provide a hard-wearing finish. The lifespan of the boards is further improved by a full 4mm top lamella of genuine solid European Oak that can be sanded and refinished, with the structural stability of a hardwood multi plywood base.
To maintain the life of your boards:
- Sweep or vacuum as often as necessary to remove any loose dirt or grit.
- Use protective mats at all exterior entrances. Do not use rubber-based mats as the rubber may leach onto the timber.
- Use felt protectors under all furniture.
- Never slide or roll furniture or appliances across your floor. Protect the surface if using a trolley to move heavy objects.
- Spiked heels or shoes in need of repair can severely damage your floor. In areas of excessive traffic and wear, make use of runners or area rugs.
- Damp mop only – avoid excessive amounts of water. Steam mops must not be used.
- If a spill occurs, soak up the bulk liquid promptly.
- Keep animal’s nails trimmed.
- Maintain relative humidity levels.
If a nick or scratch marks your floor, it can easily be repaired. We can source a colour-match crayon-type filler stick, designed that can be used to fill in the scratch. If severe damage occurs, the old flooring can be removed and replaced with new boards of the same colour and style or sanded and refinished.
If the UV finish starts to show traffic wear patterns or loses its original gloss, a water-based urethane dressing can be used to restore it. Consult your dealer or a professional refinisher for products and instructions designed for use on UV-finished wood floors. If necessary, your floor can be lightly sanded and recoated with a urethane finish. This will restore the gloss level and protect the wood. It is recommended that the entire floor be recoated and that a professional refinisher be consulted to achieve the best results.
Intercom
Each home has an intercom fitted. Visitors can call through to your intercom by pressing a doorbell at the level 2entry on Gibney Street. You will be able to answer the call, view the person and unlock the front gate using your intercom.
Internet
We have high speed internet available for you to use in your home and throughout the complex for a low monthly charge. You can even use the internet to make calls on your mobile phone throughout the home to save on phone charges.
Lifts
Lifts are located in the west and east ends of the complex.
In an emergency, the lifts will still operate for the fire brigade. Do not use the lifts in the event of a fire unless absolutely necessary.
Lighting
Your home is fitted with an array of low power LED lights.
It is essential that any electrical work be conducted by our maintenance team, who are limited in their scope to repair items, or an approved electrical contractor.
Mail & Deliveries
You have a letterbox located outside of the level 2 entrance on Gibney Street.
Our Concierge is on hand to assist you with mail deliveries. We can arrange to post mail on your behalf. We are also able to deliver all incoming mail and deliveries to your apartment.
Maintenance
You must gain permission from us before undertaking any maintenance work in your home. All electrical work must be conducted by an approved electrical contractor.
We have an in-house maintenance team who are on hand six-days a week to undertake building maintenance and repairs. You can arrange for apartment maintenance by contacting our concierge.
Paint & Walls
Apartments walls are generally constructed of concrete and Hebel (a layered fire and noise resistant product). Gyrock panels have also been used.
It is important that you contact our maintenance team before drilling or making repairs to walls or surfaces to ensure safety, and the integrity of the wall.
A variety of paints have been used in your homes:
- Dulux Enviro2 paints have been used on internal ceilings
- Dulux Wash and Wear +Plus Kitchen paints have been used in high use areas including kitchens and laundries
- Dulux Wash and Wear paints have been used extensively on internal walls
- Dulux Aquanamel Semi Gloss paint has been used on doors, architraves, skirting boards, windows and timber trims
- Dulux Intergrain Ultraclear Exterior Gloss finish has been used on exposed woods to prevent UV damage
- Dulux AcraTex products have been used on textured walls and external ceilings
- A variety of products have been used to establish the textured look of the balcony walls
We can provide you with details of paint colours and applications should you wish to make minor repair. We are also available to undertake this work for you.
If you elect to paint your home, you are required to contact us to confirm the suitability of paint types. You may also be required to pay the cost to re-establish the original paint type and colours when you leave your home.
Parking
Residents have access to secure undercover parking that is accessed by a garage hob.
Parking bays are allocated as part of your agreement with Curtin Heritage Living. Additional car bays are available for lease on a shot-term or long-term basis.
Car bays are fitted with electricity to power an electric vehicle. The electricity is connected to your home power meter. The car manufacturer charging device must be connected before use. Please contact us if you would like to connect a car charger.
A bay with a hose and power is available for cleaning.
Residents are required only to park in allocated bays.
Free parking is available on Gibney Street and Marine Parade. The bays are patrolled by the council and fines are issued to vehicles that have been stationary for prolonged periods.
Please ensure you or your visitors do not park on lawns and/or cause obstructions to traffic at any time.
Power
Each resident pays for electricity consumed in their home, storage unit or car bay. Each home is connected to an individual meter that determines power use.
Common area power us is charged to the operating budget and paid by residents as part of the recurrent charge.
Residents benefit from Curtin Heritage Living’s discounted power rates.
Electricity to common areas may also be offset by solar panels located on the residential care building. Waterfront Cottesloe residents are not required to pay solar installation, maintenance, or replacement costs.
Waterfront Cottesloe is fitted with safety switches. It is still important that you follow safety guidelines and only use equipment that is in good working order and not overload power points.
Curtin Heritage Living has a back-up power system that will continue to operate lifts (to the next level only), communication systems and emergency systems in the event of a power failure. Your apartment lighting and appliances will not work in a power failure.
Rubbish
Rubbish chutes have been installed on every level beside the eastern lift.
Please be sure to securely fasten your rubbish bags when dispatching rubbish in the rubbish chute. Please do not dispose of glass in the chute or jam the chute.
Recycling bins are available at the rubbish store on level one.
Rubbish is collected weekly by a rubbish contractor. The costs of rubbish collection are included in your recurrent charge.
Storage
Each home has a store located in the level one garage. The store has a light, power point and smoke detector fitted. The store is not ventilated and cannot be used for purposes that will generate smoke or fumes. You must advise us if you are storing paint, chemical or other flammable or hazardous materials in your store.
Residents are not permitted to store personal items in common areas.
Televisions
Residents are invited to bring their own TVs and other devices to their new home.
We will provide advice on the installation of TVs and are available to assist you connect your TV to the internet.
We are also able to supply 55” flat screen TVs that will give you access to our entertainment options, including access to unlimited movie options and streaming services.
You are not permitted to mount a TV to a wall without first seeking approval from us. You are also not permitted to install any television aerials and satellite dishes.
Telephone
Your home has data points that can be used to connect a landline telephone.
You can either connect your phone using a telecommunications provider or take advantage of our discounted service. Our service includes the use of a phone and free internal, local, and state calls. International calls are charged on consumption at corporate rates.
Water
Each resident pays for water consumed in their home. Each home is connected to an individual meter that determines water usage.
Common area water use is charged to the operating budget and paid by residents as part of the recurrent charge.
